Terms and conditions

These terms apply to the free check and to the paid Flood Risk Report. Last updated 18 October 2026.

1. Who we are

Flood Zone Check is operated by Bosman ICT Services. You can reach us through the contact form, and we answer within one working day.

2. What we provide

A reading of open Environment Agency flood maps for a location you choose, presented in plain English. The free check gives a summary on screen. The paid Flood Risk Report is a PDF covering the same location in more detail. Both describe what the maps show. Neither is advice, neither is an official flood search, and neither is a survey or a flood risk assessment of a building.

3. Price and payment

The report costs £14.95 including any tax due, once, with no subscription. Payment is handled by Mollie; we never see or store your card details. Prices are in pounds sterling.

4. Delivery

The download link is available as soon as your payment clears, and the report is emailed to the address you give. If it has not arrived within an hour, check your spam folder and then contact us: we will resend it, and if necessary send it from a different address.

5. Your right to cancel

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 you would normally have fourteen days to cancel. Because this is digital content delivered immediately, you are asked at checkout to consent to immediate delivery and to acknowledge that you lose that right once delivery begins. That consent is the tick box on the order form; the order cannot proceed without it.

6. Our refund promise

Separate from the statutory right, and more generous than it. If the report misstates a fact that comes from the source data, tell us what is wrong and we refund the full amount without argument. If the report fails to arrive and we cannot deliver it, we refund it. We would rather lose the fee than defend a document that is wrong.

7. What the report does not do

  • It does not tell you that a property will or will not flood. A low risk is a chance, not a promise.
  • It does not replace an official flood search, a survey, or advice from a conveyancer, surveyor, insurer or mortgage adviser.
  • It does not cover groundwater flooding, reservoir or dam failure, sewer flooding, small local watercourses or future climate change.
  • It reports what the source maps say on the day you order it. The maps are updated from time to time, and a report is a snapshot.
  • It does not guarantee that an insurer will offer cover or that a lender will offer a mortgage.

8. Accuracy and liability

The data comes from the Environment Agency and from the ONS Postcode Directory (through postcodes.io), under the Open Government Licence v3.0. We present it faithfully but we do not warrant that it is complete or current, because that is not in our control.

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited. Subject to that, our liability arising out of a report is limited to the amount you paid for it. We are not liable for indirect or consequential loss, including a purchase you did or did not make or an insurance or mortgage decision.

9. Acceptable use

Use the site for checking properties. Do not scrape it, resell the reports, or run automated queries against it. The underlying data is free and available from the source; take it from there rather than from us.

10. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer this does not affect your statutory rights.
